What Salt Air and Humidity Do to a Building
Durban is one of the harder coating environments in South Africa. Warm, humid air carries chloride inland from the sea. Chloride penetrates concrete and masonry, reaches the steel reinforcement, and corrodes it. Corroded steel expands, and that expansion cracks the concrete from the inside, which is what spalling is.
Carbon dioxide does something similar more slowly. It reduces the alkalinity of concrete, removing the passive layer that protects reinforcement. Add high humidity, heavy summer rainfall and strong UV, and a coating system designed for an inland Gauteng office building simply does not last here.
This is why the same building gets repainted every four years and still looks tired. The coating is being asked to hold back a process happening beneath it.
A correctly specified commercial coating system on a properly repaired substrate does the opposite. It slows chloride and carbon dioxide ingress, sheds water, tolerates minor substrate movement, and protects the structure rather than just covering it.
