Can spalling concrete be repaired, or does it need replacing?
In most cases it can be repaired. Spalling is a reinforcement corrosion problem, so provided enough sound concrete and steel section remains, we break out the damaged area, treat or replace the steel, and reinstate. Replacing an element is only necessary where section loss is severe, and that is a decision we make with an engineer.
How long does a concrete spalling repair last?
A repair that removes all contaminated concrete, treats the reinforcement properly and is then protected with an appropriate coating should last many years. Repairs fail early for one of two reasons: contaminated concrete was left in place behind the patch, or the repair was never coated, so the same chlorides reach the same steel again.
Why does spalling keep coming back after previous repairs?
Usually because the breakout stopped at the visible damage rather than continuing past the corrosion site to clean steel. Corrosion continues under the new patch and pushes it off. This is the most common fault we find on buildings that have been repaired before.
What is the difference between spalling and concrete cancer?
They describe the same process. Concrete cancer is the common term for reinforcement corrosion causing concrete to crack, delaminate and break away. Spalling is the technical term for the concrete coming off.
How do I know if the damage is structural?
Hollow sounding concrete, exposed or rusting reinforcement, cracking that reopens, and damage to columns, beams or suspended slabs all point to structural repair rather than a cosmetic patch.
